The service that I offer is a cost-effective way of gaining my design knowledge and architectural experience. I will let you know my estimated fee at our first meeting, and also give you an idea of the other costs involved, all of which I will confirm in my ‘letter of engagement’ which you will receive should you decide to take the project further.

I enjoy working on design projects of varying sizes and realize how a well designed alteration, however large or small, can make an improvement to a clients’ lifestyle.

Planning & Building Warrant Applications. At my first consultation, which is free, I will discuss your thoughts, let you know if they are viable and whether they need both Planning and Building Warrant approval. On instruction I would return to measure up the building and produce sketch designs so that you can choose your perfect solution. The chosen scheme will be developed to the required level and be submitted to the local authority for approval. I will take the proposal through the submission procedures and you will not be troubled again until the approvals are granted, so taking all the pressure off you at a potentially stressful time.

Loft Conversions. A cost-effective way to gain additional space without having to move home. Most lofts can be converted to provide attractive rooms using dormer windows or roof-lights to flood the space with light. I can produce sketch designs which will be worked up for submission, as loft conversions always need Building Warrant & sometimes also Planning.

Extensions & alterations. With professional help it is often possible to develop your home into a property with enough space for all your needs. I would produce sketch designs that will give you a choice of solutions and when we are sure that we have the best solution for you, I will apply for the Planning and Warrant approvals.

New Build. It would be my aim to design a home that matched your specific needs and to guide you through the complicated road to completion.

Pre-purchase consultation. If you have fallen for a property but are not sure whether it has the potential to realize your dreams why not seek my professional advice to see if you can, for example, knock down a wall and design your dream kitchen/diner, or build an extension for the extra bedroom or playroom you have always wanted.

From past experience in the property market I can optimise your sale price by suggesting minor changes to the décor or set-up of your house.
